Check-in is after 3:00 PM via smart lock. Check-out is before 11:00 AM. Early check-in and late check-out are available on request, subject to the turnover schedule — easier to accommodate when there's no same-day booking on either side.

When the Main House and Cottage are booked by different guests, the pool, gazebo, and outdoor courtyard are shared between the two parties. Each party has private use of their own building — bedrooms, living spaces, kitchen, terrace — but the outdoor space is common ground.

It works well in practice. Both parties are quiet-enjoyment guests, both have paid for the same experience, and the pool is large enough that it rarely feels crowded. That said, if exclusive use of the outdoor space matters to you, booking One Maxwell Estate gives you the whole compound.

Short-term stays (under 28 nights) — full refund if cancelled 14 or more days before check-in; 50% refund between 7 and 14 days; no refund less than 7 days before check-in. There is a universal 24-hour grace period for full refunds, provided the booking is made at least 7 days before check-in.

Long-term stays (28 nights or more) — full refund if cancelled 30 or more days before check-in. If cancelled within 30 days, the first month is non-refundable. After check-in, 30 days' notice is required to shorten the stay.

Direct booking cancellation terms mirror our Airbnb policy. If your situation doesn't fit neatly into either column, message us — we have more flexibility outside the platform than on it.

Phase 1 is enquiry-first. You send dates, we reply, we confirm availability and quote you, and we arrange payment via existing methods — usually bank transfer for guests booking from the Caribbean and Wise or similar for international guests. A payment processor that lets us take card payments on the site is on the roadmap once direct booking volume justifies it.

Yes. The Main House sleeps families well — twin singles in the third bedroom, a travel crib available at no charge, and a kitchen set up for cooking proper meals. The thing to know is that the pool is unfenced and shared. Children must be supervised at all times near the water.

Pets aren't permitted at any of the three listings. Service animals are accommodated as required, in line with standard policy.

No events, parties, or gatherings beyond the registered guests on the booking. Day visitors who aren't registered guests must leave by 11:00 PM. Quiet hours are 12:00 AM – 6:00 AM. The branded pool wall and the design make the property genuinely well-suited to bridal-party or pre-wedding portions of a destination wedding — message us before booking to discuss the specifics.

Standard maximum occupancy is 2 at the Cottage, 6 at the Main House, and 8 at the Estate. Up to 4 additional guests can be accommodated across the property on two queen air mattresses by prior arrangement — request this at the time of booking so we can confirm and prep before arrival.

The property is fully provisioned — bed linens and pool towels, kitchen towels and bath towels, basic toiletries (shampoo, conditioner, body wash, hand soap), cooking essentials (salt, pepper, oil, vinegar, basic spices), coffee and tea, dish soap, sponges, paper towels, and laundry detergent. A welcome basket on the counter when you arrive.

Bring what you'd bring on any holiday — beach towels (we have pool towels but they live by the pool), sunscreen, beachwear, anything specific you cook with, and whatever you'd want for the workspace if you're staying for a remote-work stretch.

Yes — Flow fibre, fast enough to take a video call without thinking about it. The Cottage has a dedicated workspace; the Main House has a desk and task lamp in the dining room. Several remote workers have stayed for two-to-four week stretches with no issues.

Smoking, vaping, and e-cigarettes are permitted outdoors only — not inside any of the residences. No illegal substances on the property.

The drive is 15 minutes. We can arrange airport pickup with a trusted local driver if you'd like — message us with your flight details and we'll quote a fixed rate. Taxis at the airport are also straightforward, and rideshare apps work in Barbados.

Direct bookings under typical conditions don't carry a separate security deposit. Damage to the property is treated under the same principle as any short-term rental — accidents happen and we deal with them in good faith; significant damage caused by negligence or party-style use is the booking party's responsibility.
