What time is check-in and check-out?

Check-in is after 3:00 PM via smart lock. Check-out is before 11:00 AM. Early check-in and late check-out are available on request, subject to the turnover schedule.

How does the shared yard work when the Main House and Cottage are booked separately?

When the Main House and Cottage are booked by different guests, the pool, gazebo, and outdoor courtyard are shared between the two parties. Each party has private use of their own building — bedrooms, living spaces, kitchen, terrace — but the outdoor space is common ground.

It works well in practice. Both parties are quiet-enjoyment guests, both have paid for the same experience, and the pool is large enough that it rarely feels crowded. That said, if exclusive use of the outdoor space matters to you, booking One Maxwell Estate gives you the whole compound.

What's the cancellation policy?

Full refund if cancelled 14 or more days before check-in. No refund if cancelled less than 14 days before check-in — regardless of stay length.

Refunds are processed in full, less bank fees and charges. If your situation doesn't fit neatly, message us — we have flexibility when it makes sense.

How do I pay if I book direct?

Phase 1 is enquiry-first. You send dates, we reply, we confirm availability and quote you, and we arrange payment by bank transfer — for both Caribbean and international guests.

Are children welcome?

Yes. The Main House sleeps families well — twin singles in the third bedroom, a travel crib available at no charge, and a kitchen set up for cooking proper meals. The thing to know is that the pool is unfenced and shared. Children must be supervised at all times near the water.

Are pets allowed?

Pets aren't permitted at any of the three listings.

Can I host an event or a party?

No events, parties, or gatherings beyond the registered guests on the booking. Day visitors who aren't registered guests must leave by 11:00 PM. Quiet hours are 12:00 AM – 6:00 AM. The branded pool wall and the design make the property genuinely well-suited to bridal-party or pre-wedding portions of a destination wedding — message us before booking to discuss the specifics.

What's the maximum number of guests?

Standard maximum occupancy is 2 at the Cottage, 6 at the Main House, and 8 at the Estate. Up to 4 additional guests can be accommodated across the property on two queen air mattresses by prior arrangement — request this at the time of booking so we can confirm and prep before arrival.

What's provided, and what do I need to bring?

The property is fully provisioned — bed linens and pool towels, kitchen towels and bath towels, basic toiletries (shampoo, conditioner, body wash, hand soap), salt and pepper, coffee and tea, dish soap, sponges, paper towels, and laundry detergent. Welcome treats on the counter when you arrive.

Bring what you'd bring on any holiday — sunscreen, beachwear, anything specific you cook with, and whatever you'd want for the workspace. Our pool towels are welcome to come to the beach with you — just shake the sand off before they make it back into the house.

Is there WiFi? Is it fast enough for video calls?

Yes — fast enough to take a video call without thinking about it. The Cottage has a dedicated workspace; the Main House has a desk and task lamp in the dining room.

Smoking?

Smoking, vaping, and e-cigarettes are permitted outdoors only — not inside any of the residences. No illegal substances on the property.

How do I get from the airport?

The drive is 15 minutes. We can arrange airport pickup with a trusted local driver if you'd like — message us with your flight details and we'll come back with a quote. Taxis at the airport are also straightforward, and rideshare apps work in Barbados.

Is the address shared before booking?

The exact address is shared once the booking is confirmed. The Location page shows an approximate pin and the surrounding neighbourhood.

Is there a security deposit?

No separate security deposit on direct bookings. Minor breakage and ordinary wear are absorbed — they're part of running a property. Significant damage from negligence or party-style use is the booking party's responsibility, billed at cost of repair or replacement.
